  • How can I view the inside of one of the Rentals?

    You can schedule a viewing by going to our website at oaktreestoneproperties.com and then clicking on our Availability page, selecting from the date/time available. 

  • Do you require an application fee?

    Yes, each resident 18 years of age and above who intends to live in the rental property must complete and submit a rental application. There is an $80 non-refundable application fee due at the time the application is submitted. Applications are incomplete until each adult has submitted an application and all supporting documentation.

  • Is the Application fee refundable if am denied?

    Oaktree Stone Properties utilizes a 3rd party screening company to process all of our applications and the application fee goes towards those screening costs. Therefore, the application fees are non-refundable.

  • Do you require a security deposit?

    Yes. We require our residents to pay a refundable security deposit once the application is approved. In general, the security deposit is usually equal to one month's rent, unless otherwise noted.

  • What happens if only one roommate wants to move out?

    If your roommate moves out, a written notice must be submitted to Oaktree Stone Properties by both the remaining tenant and the departing tenant.  Both the remaining tenant and the departing tenant must release the departing tenant from any financial obligation for the unit by signing a roommate release form. Remember that tenants are jointly and severally liable to ensure that the rent is paid. You must have written permission from Oaktree Stone Properties to substitute a roommate. The new roommate must submit an application and pay the $80 application fee for the background check. (It is not the responsibility of Oaktree Stone Properties to arbitrate or mediate problems between multiple co-tenants.) Security deposit reimbursements to departing roommates are handled by the remaining tenants. No portion of the security deposit will be refunded individually.

  • Can I sub-lease the apartment?

    No, the lease agreement clearly states that the resident shall not sublet any portion of the property or assign the agreement without written consent from Oaktree Stone Properties.

  • When is my Rent due?

    Rent is due on the 1st of each month and is considered late if not received in the office by the 3rd of each month.

  • What are acceptable forms of rent payment?

    Oaktree Stone Properties accepts online payments only. Online payments are made through our Resident portal

  • How do I put the utilities in my name?

    Your lease will detail which utilities you are responsible for paying. You must put any such utilities in your name at move-in. moving in. We provide a welcome package upon your approval. The welcome package will outline the utility companies’ contact information.

  • Can I get a pet after I move into the property?

    Yes, however prior to receiving the pet you must contact your property manager to ensure the pet you plan to occupy is an acceptable pet (No Aggressive breeds). Once approved by Oaktree Stone Properties, you must provide vaccination records and submit the online pet screening. A non-refundable pet fee of $300 for 1 pet, $500 for 2 pets (Max two pets) and additional pet rent of $25 per pet per month will be required and a pet addendum must be signed. 

  • Can I install cable or satellite tv at the property?

    No, cable or satellite TV installation is not permitted throughout the property.

  • Can I paint or modify something in my rental property?

    No, any paint color changes and/or modifications must be approved by Oaktree Stone Properties.

  • How do I report maintenance problems?

    To report all routine maintenance, please enter a maintenance request on your Tenant Portal. For after-hours emergencies, please call 470-802-6396 and follow the prompt instructions. 


    If this is a life-threatening emergency call 911 immediately before calling us!

  • Can I be charged for maintenance at the property?

    You will not be charged for routine maintenance however; you will be charged if resident damage or neglect causes the maintenance problem. Also, you may be billed for a service call if you miss a scheduled appointment with one of our service technicians.

  • What am I responsible for maintaining in my home?

    You are responsible for maintaining a safe, clean, and clutter-free home.  You are also responsible for light bulb replacement.

  • Do I need renters Insurance?

    Oaktree Stone properties require liability insurance at a minimum of $100,000 liability coverage and to be named as insured on your policy. We encourage you to find your own policy, or you’ll be automatically enrolled in our liability insurance program. This plan is month-to-month and a charge of $12.50 is added to your rent. This program only covers property damage and not your personal belongings.

  • I don’t want the owner to come in and do inspections.

    With proper notice, both the property owner and Oaktree Stone Properties have the right to inspect the unit. In some cases, the owner is required by the IRS and their insurance company to make at least one inspection per year. Property Management companies usually do an inspection quarterly (every three months). Inspection consists of changing the battery in the smoke detectors, changing the air filter, and checking for any maintenance issues as a preventive measure.

  • When can I expect to receive my security deposit refund?

    The deposit is refunded within 30 days after receiving the keys to your unit.
